Tech-powered hospitality operator Bob W has signed a long-term lease for a serviced apartment building in Munich’s Arnulfpark, set to open later this winter as Bob W Munich City West.
This marks the brand’s fifth property in the Bavarian capital, reinforcing its rapid expansion across Germany and Europe.
Located on Lilli-Palmer-Strasse, the five-storey, 1,500 sqm building—formerly a boarding house—will be transformed into fully furnished studios and one-bedroom apartments across four floors, catering to both short- and long-term stays. The top floor will remain dedicated to office space, while an underground garage will offer on-site parking for guests.
Positioned adjacent to Donnersbergerbrücke station, the property benefits from direct connectivity to Munich’s city centre. Arnulfpark has emerged as one of the city’s most vibrant mixed-use districts, housing the German headquarters of global firms including Google, Apple, Salesforce, and Check24—making it a strategic location for both corporate and leisure travellers.
A full refurbishment is planned for 2026, with the asset to be repositioned to meet rising demand for flexible, tech-enabled accommodation. Bob W’s digital-first model blends local design, sustainability, and seamless guest technology, offering a modern alternative to traditional hotels and short-term rentals.
Bob W Munich City West joins the brand’s existing locations in Schwabing, Old Town, Münchner Freiheit, and Munich Airport. Germany remains a key growth market, with a signed pipeline across major cities including Berlin, Hamburg, Stuttgart, Cologne, and Dortmund.
This milestone comes just ahead of Expo Real 2025, taking place in Munich between 6th to 8th October.
